Housing opinion question

I'm not sure if it would be less expensive or more.

Might be worth an insurance break.

A metal building for the garage might be worth looking into.
 
Reviving this thread......I've abandoned the barndominium idea and switched back to a regular house.

Latest floorplan is for a relatively small 1500 sq ft. 3 bedroom and 2 bathrooms. I'll do a separate large metal building for a garage.

What am I missing or have screwed up?

Coat closet? Or are you planning a coat rack somewhere?

I'm pretty sure the pocket door on the master bath won't work. You can't have a wall terminate anywhere on the "pocket" that the door moves into, and your closet wall does that. I'd remove the extra counter space to the left of the sinks and put the toilette there. Then you could let the door swing in and still have room for a small cabinet on the outside wall.

Same problem with the pockets on the two guest bedroom closets. They are going to have to open out.

In the guest bath - I might look at moving the 3rd bedroom door to the end of the hallway (though I know why you put it where did, I did the same with our master door) because the existing bathroom door is going to be very close to the sink when opened. Yes, most of the time in use that door will closed, but if open, it will be in the way. If you move the bedroom door, you should be able to to put a small pocket door in there.

It looks like you already have, but if this is your retirement home, then 3'0" doors everywhere you can will be really helpful for mobility reasons and to get furniture and stuff around some of those hallways.

1. Will you have a pool?
2. How many speakers will you install inside and outside?
3. When will the Hwy party be scheduled at the new place?

That extra counter space is actually a little cabinet. I like the idea of moving the toilet. Bummer on the pocket doors. :(

Probably just 6 or so in the living room. I know that is far below GD standards.....
It would be a long drive but everyone will be welcome....except for the gassy guy (you know who you are....). :D
 
Related question.....anyone know any architects that can convert my drawing into a full set of plans for building? Preferably one that doesn't charge an arm and a leg.
 
Updated version below that incorporates some of the recommendations y'all provided. Thanks again!

I rearranged the master bathroom and closet to get rid of the wasted hall space between the master bedroom and the bathroom. This also allowed for more space for the furnace, water heater, etc. Secondary bathrooms and bedroom closets also rearranged a bit to allow for slightly larger bedrooms and bathroom (although smaller closets).

Any additional thoughts on anything missing or just simply a bad design? Thanks!!

I see you added a window in the main bath, thank you. Now you may want to add a transom in the extra bath. Not just for natural lighting but also if you have Hwy company. You’ll thank us later.
